Dalton Ranch Real Estate Market Update

Welcome to my Dalton Ranch Real Estate Market update page.  My intention is to bring you a periodic quick glance at listing, sales, and market conditions for our neighborhood, as well as Trimble Crossing residential and commercial updates. Summer is a great time to buy real estate in Durango! Especially second homes in the Dalton Ranch area.  The most active price point is currently between the high 300K’s and low to mid 400K’s, this is what Buyers, mostly baby boomers, are willing and able to pay for a downsize or second seasonal home.  This year so far, I have closed on 4 brand new Trimble Crossing townhomes, 1 Enclave townhome, a single family home in S. Dalton Ranch and a single family home in The Ranch, all these homes fit the above parameters.  I will be closing on a 2600 sq ft S. Dalton golf course home in the beginning of August, finally a price over the 450K range, however this home has been listed for 2 years and begun with an asking price of over 600K. Many of the homes in Dalton Ranch were built in the late 1990’s, if original, they could be considered out dated.  Sellers need to make room in their asking price for the Buyers to improve the home, and still be in a current market value once completed.  8 Most Overrated Home Projects.

 

This next week I will be listing an updated Enclave, 3 bedroom 2.5 bath townhome on the 9th fairway.  This lock and leave home has great mountain, golf course and water views!  This home has had  custom kitchen cabinetry installed in 2004, including granite counters and back splash.  As all the Enclaves, the master is on the main level, this master bath has been remodeled with granite, a travertine shower and tile soaking tub.  Please contact me if you would like me to forward the new listing once it is up week of August 2nd.
